Looking after rentals in Te Atatū

With the harbour on three sides, coastal walkways, good schools and quick access to the Northwestern Motorway, Te Atatū Peninsula is a suburb people want to stay in. Its median rent across all homes was $610 a week in the six months to August 2026, the highest of the West Auckland suburbs we track.

Tenants here are often families looking for a long-term home, which suits landlords who want stability. Keeping those tenants happy, with repairs done promptly and fair rent reviews, is how you avoid vacant weeks and letting fees. We also manage in Te Atatū South, which has more units and is often a little more affordable.

Te Atatū homes and what they need

Many Te Atatū homes are 1950s and 1960s weatherboard houses, often renovated, on generous sections. Renovated homes command a premium: the top quarter of three-bedroom houses leased for $690 a week or more, against a median of $650. Four-bedroom houses had a median of $750, and five-bedroom homes $945.

Older homes near the water need extra attention to moisture, guttering and drainage, and some have open fireplaces that need closing off under the draught-stopping standard unless the tenant agrees otherwise. We check all of this before the first tenancy.

Questions about renting in Te Atatū

Do you cover Te Atatū South as well as the Peninsula?

Yes, both. Te Atatū South rents differently, with more units and flats, so we price each property on its own street and features.

Should I renovate before renting out my Te Atatū home?

Sometimes it pays and sometimes it doesn't. We'll tell you honestly which improvements would lift the rent enough to be worth it, as part of a free appraisal.

How do you handle rent reviews for long-term tenants?

We review the rent against the market each year and recommend a fair increase, with the required 60 days' written notice to the tenant. Rent can't be increased more than once every 12 months.

What could your Te Atatū rental earn?

Get a free, no-obligation rental appraisal. We'll tell you what your property should rent for, and how to get the best tenant for it. It takes one quick call.
