What we do for you
Finding the right tenant
Good photos and a clear listing, viewings, credit and reference checks, ID, rental history and a Tenancy Tribunal order search.
Getting the paperwork right
Tenancy agreement, Healthy Homes and insulation statements, bond lodged with Tenancy Services within 23 working days, and an ingoing photo report.
Collecting the rent
We watch payments and follow up missed rent straight away. If arrears build, we take the right steps under the Act, including the Tenancy Tribunal.
Repairs and maintenance
Tenants report problems to us. We get them fixed by local tradespeople we trust, within the limit you set.
Inspections
Routine inspections every 13 weeks with a photo report, plus ingoing and outgoing inspections. How inspections work.
Reporting
A monthly statement and an end-of-year summary your accountant can use. Rent reviews when the market moves.

What does full management cost?
Essential is 5% + GST of the rent we collect, with routine inspections at $49 + GST each. Complete is 7% + GST, with inspections included. Both plans include the Healthy Homes compliance statement, and finding a new tenant is 1 week's rent + GST (minimum $499 + GST). See all fees.
Who pays for repairs?
You do. You pay the tradesperson's invoice plus a coordination fee for arranging and overseeing the work: 7% + GST of the invoice on Essential, 5% + GST on Complete. You set a limit, and we ask you before approving anything above it, except in a genuine emergency where waiting would cause more damage.
How often will I get paid?
Rent is paid to you after our fees and any approved invoices, with a statement showing every transaction. We'll agree the payment schedule with you when you sign up.
Can I choose my own tradespeople?
Yes. If you have a plumber or builder you trust, tell us and we'll use them.
