Rental property inspections with photo reports
Regular inspections protect your property and your bond claim. Under full management we inspect every 13 weeks and send you a photo report every time. Managing it yourself? We can do the inspections for you.
- Photo report every time
- We arrange notice with your tenant
- Routine inspections from $100 + GST
- Level 4 qualified team

Three kinds of inspection
Ingoing
Before the tenant moves in we record the condition of every room with detailed photos. We also sight the smoke alarm expiry dates. This is the baseline for any bond claim at the end of the tenancy.
Routine
Every 13 weeks we check the property is being looked after, that smoke alarms are in place, and that Healthy Homes items like extractor fans and heating are still in order.
Outgoing
When the tenancy ends we compare the property with the ingoing report, sight the smoke alarm expiry dates and handle any bond claim for damage or cleaning.
Your report
Every inspection comes with a written report and photos, and we tell you about anything that needs your decision.
What we check at a routine inspection
A tenant who feels listened to is more likely to stay, which saves you letting fees and vacant weeks.
Inside and out
- Every room, for damage, leaks and mould
- Gutters, drains and the outside of the home
- Smoke alarms in place (a visual check)
- Extractor fans and heating working
- Anything the tenant hasn't reported
And we also
- Note maintenance coming up, so you can plan for it
- Talk to the tenant about how things are going
- Fix small problems before they get expensive
- Keep a dated photo record for the Tenancy Tribunal
Inspections without management
Managing your own rental? We'll do the inspections and send you the report, so you have a proper record if anything goes to the Tenancy Tribunal.
| Inspection | Price | What you get |
|---|---|---|
| Routine inspection | from $100 + GST | Condition check, smoke alarm placement and Healthy Homes items, with a photo report. |

Questions about inspections
How often can a landlord inspect a rental in New Zealand?
No more than once every four weeks, with at least 48 hours' notice to the tenant, between 8am and 7pm. We inspect every 13 weeks, which keeps an eye on the property without unsettling a good tenant.
Do I get to see the report?
Yes. You get a written report with photos after every inspection, and we tell you about anything that needs your decision.
Are inspections an extra cost?
They're included on our Complete plan. On Essential, each routine inspection is $49 + GST.
Can you inspect my rental if you don't manage it?
Yes. If you manage your own rental, we can do routine inspections (from $100 + GST) and ingoing or outgoing inspections (from $200 + GST), with the same photo report our managed landlords get. We arrange the notice with your tenant for you.
