How switching works
1. Talk to us
We go through your property, your current arrangement and what you want to be different.
2. Sign our agreement
We agree a start date that fits your current manager's notice period.
3. Give notice
You give written notice to your current manager. We can give you a simple template.
4. We collect the file
Tenancy agreement, bond number, inspection reports, Healthy Homes records, maintenance history and keys.
5. Bond and tenant
We request the change in Bond Hub, write to your tenant to introduce ourselves, and give them the new rent payment details.
6. First check-in
We visit the property early on so we know it well and the tenant knows who we are.
Questions about switching
Do I need my tenant's permission to change property manager?
No. The tenancy agreement stays the same. Your tenant needs to be told who the new manager is and how to pay rent, and we do that for you.
What happens to the bond?
The bond stays with Tenancy Services. We request a change of landlord through Bond Hub so it's recorded against us as your agent. The outgoing manager has to respond to the request, and we follow it up.
How long does switching take?
Mostly it depends on the notice period in your current management agreement. Once that's served, the handover itself usually takes a few days.
Will it cost me anything to switch?
We don't charge to take over an existing tenancy. Our normal management fee (from 5% + GST) applies from the day we take over. Check your current agreement for any notice period or exit fee.
