Looking after rentals in Glenfield

Right in the middle of the Shore, Glenfield has Westfield Glenfield, good schools and easy access to the Northern Motorway and the Upper Harbour. It had more than 2,000 active bonds in the six months to August 2026, more than any other North Shore suburb we track.

Most tenants here are families and couples looking for a long-term home at a more affordable price than Takapuna or the bays. Keeping those tenants happy is the best way to avoid vacant weeks.

Glenfield homes and what they need

Glenfield's rentals are mostly 1970s and 80s houses and units, many on cross-leased or subdivided sections. Homes of this age often need underfloor insulation, ground moisture barriers and extractor fans checked against the Healthy Homes Standards, and cross-lease properties can have shared driveways that need clear rules in the tenancy agreement.

Three-bedroom houses, by far the most common rental, had a median of $650 a week. Four-bedroom homes had a median of $750, and two-bedroom flats $500.
